Owners of multifamily assets have long been underserved by the traditional brokerage model. The one tool in the toolbox approach to investment sales or debt brokerage often serves the interest of the advisor, not the client. “If you are a hammer everything looks like a nail.” Our complete toolbox of owner services means that we look at the big picture to help clients accomplish their goals. Yes, we are very good at selling real estate and we often do just that. However, we always start with an overall assessment which includes things such as tax strategy and return on equity to present options and move toward the most optimal result.

We have found that clients often sell because they are simply tired of the hassle of ownership, need a capital event, want to dissolve a partnership, or have had a death in the family. The sale is then followed by a tax mitigation strategy such as finding a suitable 1031 exchange. This can result in selling good real estate to buy bad real estate all in the effort of accessing equity or creating more passive income.
